Only Bulgarian sitizens (or Bulgarian Companies) can purchase land and plots in Bulgaria, therefore to buy a house with a garden, a company must be formed. Setting up a Limited Company (Ltd) requires a bank account with a balance of 5000 Bulgarian Leva (2600 Euro), which can be withdrawn upon completion. Your lawyer will normally include the company set up as part of their service. A nil tax return for the inactive company will then need to be filed annually - it includes tax declaration, financial reports and more than a dozen additional documents, which can be prepared, in accordance to Bulgarian regulations, only by an experienced accountant (Law on Accountancy. Similar reports have to be submitted to the National Statistical Institute. For avoiding middlemen's commissions you should contact directly an accountant or an accounting company.
